What we charge:
Total Commission payable at closing is 5% of the sales price.
We offer 3% to any cooperating real estate agent. If the buyer is not represented by a
Licensed realty agent, your total Commission would be 3% of the sale price.

Submission and maintenance of your listing on the MRIS multiple listing service.
Upload the listing to all major website search engines.
Home is featured on the City & Suburban Homes website.
Installation of SentriLock lockbox which monitors all showings.
Direct participation in all matters relating to contract offers, negotiations, counter offers
and ensuring that contracts are in legally binding form.
Oversight of any repairs or improvements as the result of home inspections.
Coordination with Title Companies, Buyers lender, pest control firms, surveyors etc.
Conduct a pre-closing meeting to ensure that you know exactly where you stand
on the day of settlement.
We attend the Settlement.
What you don’t get:
Broker Open House- we see no need to feed and entertain other agents,
they are offered significant compensation if they show the property and produce a
successfully ratified contract to purchase the house.
Public Open Houses- these do not result in the sale of the house. These days almost
every buyer is first exposed to a house through the internet. After previewing
photographs and marketing information, they will know if they would like to
tour the property, and if they call us we will provide access anytime it works
for all parties. In most cases though, they simply contact a real estate agent
they are working with and get access through us or the lockbox system.
